As a real estate investor, I judge teamwork to be most important in achieving success. Buying an income property is not an easy decision. I begin my determination of the value of a property by studying a professional, detailed assessment report.

One of the first projects that I gave to Simon was the study of a building of 16 apartments in very bad condition and largely vacant. Preparing the evaluation entailed a number of issues: the actual value as well as a study of the local rental market. After he had shown the costs of the envisaged renovations, it was helpful to have his opinion concerning all of the anticipated work. This was critical for me to know the potential value of the property after renovations so that I could obtain the best return on my investment.

This preparatory work before the purchase allowed me to make a rigorous presentation to financial institutions, but especially helped guide me in my investment. That professional evaluation allowed the bankers to understand the intended assured the success of the project.

During the course of the project, the certified appraiser remained a resource for choosing which improvements will maximize our investment.
